New build mortgages can seem a complex market but our advisers specialise in new build property purchases. Where new build developers are offering incentives we will confirm that your mortgage provider is happy with the finances involved to ensure that you secure the deal being offered to you
We also work with the new build developer to ensure your mortgage product is eligible for your chosen property. For example, if your new build property is not ready for 12 months, we have access to lenders, that offer mortgage extensions and can provide a 12 month mortgage offer

Shared Ownership Mortgages
Shared ownership is a scheme aimed at allowing buyers to purchase a property at a percentage of the full market value which reduces your deposit requirement and your monthly payments. For the remaining share of the property you do not own, you will pay rent to the housing association

First Homes
We specialise in all of the current housing schemes in operation and First Homes is aimed at getting people onto the property ladder. If you’re a first-time buyer, you may be able to buy a home for 30% to 50% less than its market value. This offer is called the First Homes scheme.
You must be 18 or older and earn less than £80,000 per year
Restricted Covenant Section 106
We specialise in all of the current housing schemes in operation including section 106 restricted sale properties
The customer acquires a 100% ownership of the property at a discounted price
The discounted purchase price is provided by way of the property being subject to a “Covenant”, contained in the Section 106/75 planning agreement. This is a restriction to ensure that the “Discount” is always passed on to future buyers
Applicants will purchase the property at a discounted value, for example the property may be valued at £305,000 but will be discounted to 80% giving an actual purchase price of £244,000
The restriction is also in place for any future sale of the property, it must be sold for the same discounted percentage as it was originally purchased at the new current market value
Green Mortgages
If you are buying a property with an energy performance certificate of A or B you may be eligible for a green mortgage. Depending on the lender this can include, and is not restricted to cashback, lower rates of interest and/or free valuations
